Lead-Safe Renovation: what to know

Remodel an older home without spreading lead dust.

An ordinary remodel of an older house can stir up lead paint dust before anyone realizes. Sanding a doorframe, tearing out plaster or replacing windows can all create lead dust. The EPA's Renovation, Repair and Painting (RRP) rule covers paid renovation work in most homes built before 1978, so it is worth asking early how a project will be handled.

Renovation and abatement are not the same thing. Abatement is work meant to eliminate lead hazards. Lead-safe renovation uses controlled methods so a remodel does not spread lead dust. Testing before work starts shows where lead is.

Because remodeling is construction, California requires a contractor license for most jobs. We are a referral service: we refer you to a contractor with an active California license, we do not quote or negotiate, and you contract and pay the contractor directly.

Questions to ask a pro

  • What is your California contractor license number and classification?
  • Does the EPA RRP rule apply to my project, and are you set up for it?
  • Who does the lead testing ahead of the work?
  • How will you contain dust and protect floors and furniture?
  • Who handles the final clean and the check afterward?
Check the license: Before you hire anyone, check that the contractor holds an active California contractor license at cslb.ca.gov, and ask which CDPH lead certification they hold for the job. How to verify a license ›

Common questions

Does a small repair count?

Whether rules apply often turns on how much painted surface gets disturbed and the type of work. The contractor can tell you which side of the line your job is on.

Should I test before buying a fixer-upper?

Many buyers do. An inspection can show where lead is before you plan around it.

Can I stay home during renovation?

It depends on the scope. Ask the pro, and ask about the safest plan for children and pregnant family members.
